Selecting Building Materials for Your Project

Choosing the right adhesives, sealants, flooring, and wallcoverings for a construction or fit-out project involves more than aesthetics. Substrate compatibility, installation requirements, durability, and maintenance all affect the long-term outcome.

Specifying building materials for a construction or interior fit-out project is a decision that has consequences well beyond the installation date. The materials you choose will determine how a space performs over time — how it looks after years of use, how easy it is to maintain, and whether it meets the functional requirements of the people who use it. Getting the specification right from the start avoids costly remediation later.

This article covers four product categories that are commonly specified together on commercial and residential projects: adhesives and sealants, PVC and vinyl flooring, and wallcoverings.

Adhesives and Sealants

Adhesives and sealants are often treated as secondary products — something to be sourced quickly and cheaply once the primary materials are selected. In practice, they are critical to the performance of the installation.

Substrate compatibility is the first consideration. An adhesive that bonds well to concrete may not perform on a gypsum substrate, and a sealant formulated for glass may not be appropriate for aluminium or porous stone. Always confirm that the product is tested and approved for the specific substrates in your project.

Movement accommodation matters for sealants in particular. Expansion joints, perimeter seals, and connections between dissimilar materials need a sealant that can accommodate the expected movement without cracking or losing adhesion. Check the manufacturer's stated movement capability and compare it to the joint design.

Chemical and environmental exposure should also be considered. Kitchens, bathrooms, and external facades are exposed to moisture, cleaning agents, and temperature variation. Specify products that are rated for the conditions they will face.

PVC and Vinyl Flooring

Luxury vinyl tile (LVT) and stone plastic composite (SPC) flooring have become widely used in commercial and residential projects because of their durability, ease of installation, and range of finishes. Selecting the right product requires attention to a few key parameters.

Wear layer thickness determines how the floor will perform under foot traffic. A thicker wear layer is appropriate for high-traffic commercial environments; a thinner layer may be sufficient for residential use. Check the manufacturer's recommended application category.

Substrate preparation is critical for vinyl flooring. The subfloor must be flat, dry, and structurally sound. Unevenness in the subfloor will telegraph through the finished floor and can cause the product to lift or crack over time. Confirm the acceptable tolerance for your chosen product before installation begins.

Dimensional stability is particularly relevant in environments with significant temperature variation. SPC flooring generally offers better dimensional stability than standard LVT because of its rigid core construction. In spaces that experience wide temperature swings — such as rooms with large south-facing glazing or underfloor heating — this is worth considering.

Wallcoverings

Wallcoverings range from lightweight decorative papers to heavy-duty commercial vinyl products designed for high-traffic environments. The specification should match the demands of the space.

Surface preparation is as important for wallcoverings as it is for flooring. Walls must be clean, dry, and free of loose material. Existing paint or coatings must be compatible with the adhesive system. In new construction, plaster and render should be fully cured before wallcovering is applied.

Pattern repeat and waste should be factored into quantity calculations. Large pattern repeats increase the amount of material required to achieve a continuous match across panels. This is particularly relevant in spaces with many doors, windows, or interruptions.

Durability and cleanability vary significantly between product types. In healthcare, hospitality, and education environments, specify products with appropriate abrasion resistance and the ability to withstand regular cleaning with standard commercial products. Check the manufacturer's cleaning and maintenance guidance before specifying.

Coordinating Across Categories

On fit-out projects where flooring, wallcoverings, and adhesives are all being specified, there is value in working with a supplier who can provide all three categories. It simplifies procurement, reduces the number of supplier relationships to manage, and makes it easier to confirm compatibility between products and installation systems.
